THE CHALLENGE 

She was looking for a move-in ready home with a yard for her furry friend, ideally with a garage or carport. She preferred a bit more space and privacy, hoping to avoid the density and parking challenges of a townhouse complex. We called this places too ‘people-y’.

THE SOLUTION WE CAME UP WITH 

Finding the perfect place for her took time – a full 3 months! Options in her price range were either snatched up quickly or had drawbacks. We explored a wide range of possibilities, from charming but tiny 1920s homes in Calder to larger, renovated townhomes.

Then, a bit of luck! I spotted a new listing with just one photo on MLS. Something about the area felt right, so we took a chance. Wow! It was a hidden gem – extensively renovated throughout after a fire the previous year. Listed at $210K, it was already a great value compared to others we’d seen. Of course, it sparked a bidding war! We went in strong at $230K and won! Even at that price, it was an absolute steal.

THE RESULTS 

Once she moved in, there were a few minor hiccups to address. The main internet cable needed to be installed, an older man had to be discouraged from checking her mailbox, and the condo board needed to resolve some minor water seepage in the basement. But hey, every home has its quirks, right?

Ultimately, she ended up with a practically new home that’s perfect for her and her furry companion. Now settled in, she’s absolutely loving her new space!
