You’re ready to buy a home if you have a stable income, a good credit score, savings for a down payment, and a clear understanding of your budget. Being ready also means you’re prepared for the responsibilities of homeownership, such as maintenance and property taxes.

It’s rare in Alberta for a buyer to pay their agent. We are usually paid by the seller from the proceeds of the sale. So in most cases you won’t have to pay us anything at all. If we enter a transaction that does require payment, we’ll make sure you know well in advance so you can make an educated decision.

The first step is to contact us! We’ll help you get pre-approved for a mortgage and identify what you need in a home. When you’re ready, we’ll then guide you through the purchase process. The earlier you get us involved, the smoother the entire experience will be! 

The amount varies depending on the loan type. For a conventional mortgage you’ll need 20% for a down payment. But most conventional mortgages are also harder to secure, as the banks are more diligent with the appraisal process. With less than 20% down you’ll face mortgage insurance costs, but also a easier process through the transaction.
