This particular client was buying a home for their son, but they lived in another province. A friend of theirs, an agent in their home city, referred them to John Carle from our team to help with the purchase.

THE CHALLENGE

Their son was nervous making a decision, it was a lot of money and he didn’t want to screw it all up. His parents work schedule didn’t allow for them to make a quick trip to Edmonton to look at homes, and the market was moving so quickly that they were missing out on the best properties. There were very few buying options, the market was very tight.

THE SOLUTION WE PRESENTED

John arranged for the parents and son to join him on a Video call to talk about the criteria, features, and budget. Rather than just looking at the available inventory of homes for sale, John took them through some sold listings. This allowed them to get a more realistic feel for their budget and identify to their son what he could, and could not, move on when something similar presented itself.

By approaching it this way, the son was more confident in making a decision on behalf of his parents and we weren’t losing out on good options while they tried to understand what they were looking at.

We named each class of condo, so they could quickly and easily identify what a new listing would likely offer.

THE RESULTS

As we looked at more condos, John could see that the son was getting more comfortable. We brought in the parents over FaceTime as we did before, but now they had a better understanding of what they were looking at.

It didn’t take long for them to build consensus. Soon we found them a semi-attached home that fit the criteria and presented good value. We negotiated the purchase, completed the due diligence, and the parents even had time to fly out for the home inspection.

Today their son is happily living in the property and his parents have been out several times to visit.
